2012 Olympic Inward Investment Centre

A triumph for newly formed OCL Building Solutions Ltd, part of the OCL Group, working in partnership with London Thames Gateway (Client) and WBA Associates (Project Management)

The project was split into 2 main phases, firstly the demolition / removal of 4 duplex apartments, and the construction and fit-out of the Inward Investment Centre itself.

OCL co-ordinated no less than 15 separate trades, the majority of which were directly employed to produce a cutting edge marketing suite using up to date AV/AC/M&E technology combined with traditional bespoke joinery and high quality finishes.

Both the demolition and fit-out works were completed ahead of programme, which in itself was a challenge for OCL.

The demolition works were carried out within a 4 week programme which included considerable structural amendments; the build and the associated fit-out was completed within 8 weeks due to the client having reduced the contract period by some 6 weeks in order to introduce further design requirements.

An example of the complexity of design would be the fact that in excess of 1.7 miles of data cabling was incorporated within the service element of the works to facilitate the AV system.

Under normal circumstances this would be a challenge, more so considering this project was on the

15th & 16th floors of an occupied residential apartment block, together with a programme reduction of some 6 weeks.

This in itself demonstrates that OCL are capable of producing a quality finished project, but also have the relevant customer care / client integration skills necessary to ensure that both residents, managing staff, and indeed the client, were reassured with works completed with the minimum disruption.

OCL will, it is hoped, be negotiating future projects with London Thames Gateway as part of the 2012 Olympic Games Development.

    Following the demolition, the works comprised the fit-out of the marketing suite, and included the following: Walls: Drylined stud partitions, including skim coat plaster Laminated Black Lacquered Panels to Media Wall, with alcoves built in. Sliding graphic screens to Balconies 01, 02 & 03. Ceilings: Plasterboard ceilings, including skim coat plaster, and incorporating flush access hatches and the installation of dim-out blinds. Floors: Various finishes including Marmoleum, Ceramic Tiling, Carpet Tiles and Vinyl. Joinery: Joinery works including entrance and internal doors, walnut sliding doors, timber staircase and balustrades, architraves, skirtings, ironmongery and bespoke walnut reception desk etc. Furniture & Fittings: Kitchen Units complete with all appliances. M & E: Installation of sanitary ware and associated plumbing. Decoration: Complete decoration, including wall coverings Electrical installation including fire, intruder, and disabled alarm systems Wall mounted graphics throughout the 15th floor. An AV system which is the most state of the art element of the entire project, with some 25 plasma and LED screens all controlled by 7 dedicated computers, and is zone controlled. The IT system is also state of the art, with the facility to allow video conferencing, and also the option to access microwave commutation with amendment if required, this again is zoned to each required area across both floors. 260 plus down lighters and further LED lighting, zoned to specific areas, 1.7miles of C5e data cabling, and extensive CCTV interfaced with the remote access etc. Latest specification fire systems interfaced with the existing building AOV fire systems.
